LOCATION is an important element in a fitness center’s success. Fitness Center Developers has a professional staff of SITE LOCATORS & LEASING MANAGERS that work at our corporate headquarters who work with our clients’ day in and day out until the proper location is found and the terms of the lease are negotiated to our client’s satisfaction.

Typically the fitness centers will be located in convenient neighborhood retail locations. Our program can be used successfully in small communities, downtown locations, large office buildings and business complexes.

Fitness Center Developers has an in-house professional staff of 5 Leasing Managers with over 200 years of combined experience in professional commercial lease negotiation. They have established relationships with Leasing Agents, brokers and Landlords, giving you the preferential treatment and quick results you want when you are developing your own Fitness Center. With our system you will start your fitness center with a preferred standing at your location right away. Our leasing managers have each negotiated hundreds of commercial leases and constantly work with landlords to secure provisions such as free rent, site improvements and kick-out-clauses which protect you against an anchor tenant leaving your area to name a few.

How Does The Entire Process Work Together?

Fitness Center Developers’ Site Location Department contacts all available locations within the geographic area YOU CHOOSE. Every potential site is analyzed to ascertain if it meets the objectives of the client and our standards for success. Our process includes analyzing traffic count at major intersections, a complete review of demographics, and a thorough evaluation of area competition. In addition to the personal effort of our staff we also employ software programs from the largest companies in their field to verify that the information is complete, up to date, and unbiased. If questions remain regarding what is the best location, we are always happy to have a representative personally review the sites.

Once the proper location is identified the Leasing Manager assigned to your project will negotiate the lease agreement to obtain the lowest rental rate, free rent period, tenant improvement allowances, and 14 other provisions of the lease. As our Leasing Managers are specifically experienced in negotiating this type of lease, they are able to identify and avoid many pitfalls in the lease. Because they are trained to do so, they work diligently to gain every lease advantage and protection for our owners. If you agree with the terms and conditions of the negotiation, the lease is drafted and reviewed. Only after all questions have been satisfactorily answered do you sign the lease.

  • When the Site Location Specialist working on your behalf finds a location of interest they perform a comprehensive demographic analysis, traffic count studies and competitor analysis.
  • That information is given to the Director of Real Estate for review and  approval.
  • Upon approval, the Leasing Manager responsible for your store project will discuss the attributes of the Fitness Center site with you.
  • On your approval of the store site, the Leasing Manager will then negotiate the lease on the your behalf.
  • On your approval of the terms and conditions of the commercial lease agreement, you would sign the lease and very shortly thereafter your Fitness Center will be open for business!
